Exploring the Potentials of Performance-Based Zoning in Physical Planning

Abstract


Conventional zoning has been used for the planning of physical space for a long time. Though it is very effective, there are still many flaws associated with it. Innovative approaches to traditional zoning have been adopted in recent years in an effort to increase planning results. This paper examines performance zoning as an option to assess how much it outperforms traditional zoning. Based on the comparative analysis of the advantages and disadvantages of both the methods, the ability of performance zoning to reverse flaws of conventional zoning, and adding other benefits to it, the potential of performance zoning has been found out. As a result, an updated planning approach has been suggested that could address zoning issues while still implementing sound planning concepts. New construction may use this approach to improve economic results while preserving ecological and equity outcomes, resulting in greater optimality in the equilibrium of economy, biodiversity, and equity. Both planners and developers can accomplish their professional objectives using this approach, which will result in higher-quality planning results.
