FACTORS AFFECTING RESIDENTS’ SATISFACTION IN PRIVATE AND PUBLIC HOUSING ESTATES IN AKURE, NIGERIA

Abstract


Housing represents the most basic of human need and it has a profound impact on the health, welfare, and productivity of individuals. It can be publicly or privately owned. Public housing as a product of the direct state intervention in housing has generated much criticism globally including lack of amenities, poor maintenance, strained relationships between public housing residents and management. Similarly, private housing investors have been observed to have profit maximization as one of their primary targets which might compromise standard. However, factors account for residents’ satisfaction in private and public estates are worthy of consideration. This paper therefore examined the factors responsible for residents’ satisfaction in both estates. The study used the Relative Satisfaction Index to examine the level of residents’ satisfaction with the facilities provided in both private and public estates while Mann-Whitney U-Test was used to assess factors influencing residents’ satisfaction in the estates. Factors such as bathroom/toilets facilities (.000); bathroom/toilets facilities (.000); (.000); nearness to recreational/sport facilities (.000); nearness to shopping facilities within the estate (.000); nearness to place of work (.000); nearness to school (.000), communal activities in the estate (.000); rules and regulations in the estates (.000); management and maintenance of facilities (.000); management and maintenance of facilities (.001) and general security of life and property in the estate (.000). The study therefore recommended that attention be paid to the factors to enhance liveability in the estates.
